Most of the calls we take start the same way: someone is standing in a basement with wet socks, listening to a pump or a drip and wondering how far the water has gone. Our crew does the work itself. Call and shut-off guidance

Inspection and moisture mapping

We photograph the damage, then check walls, floors and ceilings with a moisture meter and thermal camera. We work out where the water came from, how far it spread, and what needs to come out. The price is explained on site before we start.

Water extraction

Submersible pumps and truck-mounted or portable extractors pull out standing water and soaked carpet and underlay. Wet baseboard and insulation are removed, and drywall is cut out at 2 or 4 feet when moisture has climbed the wall.

Drying and monitoring until dry

Air movers and low-grain refrigerant dehumidifiers go in and run. We come back to take moisture readings and log them, adjusting equipment as needed, and we only pull it out once the materials reach a dry standard.

+ What should I do first when my basement floods?
Shut off the main water valve if a pipe is the cause (it is usually near the front wall where the line enters the basement). Stay out of standing water that could reach outlets or the panel, switch off power only if the panel is dry and safe to reach, and move valuables upstairs. Then call us on (226) 639-7972.
+ How long does structural drying take, and what changes it?
Drywall and framing often dry in several days, while hardwood, plaster and concrete take longer. How much water there was, how long it sat, the humidity in the house and how much material is wet all change the timeline. We log moisture readings and stop only when materials reach dry standard.
+ Does wet drywall have to come out?
Not always. Drywall hit by clean water and dealt with quickly can sometimes be dried in place, which we confirm with readings. If it has been wet for days, has soaked insulation behind it, or is swollen and crumbling, it is cut out, usually at 2 or 4 feet.
+ What affects the cost of water damage repair?
The main factors are how much water there is and what kind, how many square feet are wet, which materials soaked, how long it sat, how easy the area is to reach, how many days of equipment are needed, and whether drywall or flooring has to be removed. We explain the price on site before work starts.
+ Will my home insurance cover water damage?
It depends on your policy and on the cause of the water, for example a burst pipe, a sewer backup or surface flooding are often treated differently. We document the damage with photos and moisture readings so you have a record for your claim, but we cannot say what your insurer will decide.
+ In a condo, is the unit owner or the condo corporation responsible?
In Ontario it depends on where the water came from and what was damaged. Pipes and structure in common elements are generally the corporation's, while finishes inside your unit are often yours. Check your condo's declaration and ask the corporation's insurer, and we will document the damage either way.
+ Can I use a shop vac to get the water out?
A shop vac is fine for a small spill of clean water on a hard floor, away from outlets. It will not handle standing water in a basement, it will not dry what has soaked into drywall or subfloor, and it is a shock risk if water is near power.
